TRK Building

This four-story residential building was designed around a clear premise established by the client: maximizing the number of apartments on each floor while maintaining high standards of comfort and spatial quality. To achieve this, the floor plans were carefully optimized, resulting in efficient units with open, naturally ventilated kitchens that enhance the overall living experience.

The ground floor accommodates two generous retail spaces that can operate independently or be combined into a single commercial unit. Their entrances are positioned opposite the residential lobby, providing greater privacy for residents while ensuring an efficient and flexible organization that responds to the distinct dynamics of commercial and residential uses.

Each residential floor offers three apartment typologies. The largest units feature two bedrooms and approximately 56 m², while the central unit offers one bedroom within 29 m². Additional one-bedroom apartments of approximately 34 m² are located at each end of the floor. Alternative layouts were also developed for all typologies to accommodate accessible units, ensuring compliance with universal design principles.

Private terraces were incorporated into the first-floor apartments, enhancing both property value and residents' quality of life. Local climate conditions also played a fundamental role throughout the design process, influencing material selection as well as the adoption of cross ventilation strategies to improve environmental comfort.

The building employs a structural concrete block masonry system. A rigorous modular coordination optimized construction efficiency, reduced costs, and became an essential architectural feature. The exposed masonry, finished with waterproofing and paint, is combined with exposed concrete slabs and vertically proportioned modular windows, creating a restrained architectural language rooted in material honesty and regional modernism.
